Cancellations
Because we are a small property with a limited number of rooms, we are significantly affected by cancellations. Guests are responsible for payment of all nights reserved once a reservation is made. We understand that circumstances arise, sometimes beyond a guest’s control, requiring the cancellation of a reservation, and we suggest purchasing trip insurance for your stay.
In the event that a guest must cancel, reduce a reservation, or shift dates in a reservation, we will make every effort to rebook the vacated room(s) and date(s). We will refund from the deposit the balance of the total cost of the reservation minus whatever we are able to rebook minus a $50 re-booking fee per room reserved. If the deposit does not fully cover the lost part of the reservation, the guest is responsible to remit the balance due. We have the opportunity to have same-day availability promoted at local tourist convention centers and we make every effort to mitigate the loss.
Minimum Stay, Payments & Tax
There is a 3-night minimum stay for all reservations. Room rates quoted are for 1 night based on a 3-night minimum stay and do not include a 7% RI sales tax and 7% RI hotel/lodging tax (Rhode Island raised the hotel tax rate from 6 to 7% effective January 1, 2026). Single night reservations are not available. Occasionally a higher rate two-night reservation may be offered if it is either a last minute (less than one week) reservation and/or a reservation for dates when there are only two nights available between other reservations. Please call us 401-423-7469 to inquire. Reservations require a 50% deposit. Deposits can be made by personal check when made 10 days in advance, balances can be paid by cash or check (US currency) at the time of check-in. We do not process credit cards nor work with cash apps.
Perks and Longer Stay Discounts Begin at 7 Nights
Guests staying for one week are offered one load of laundry to be washed and dried on a date and time agreed upon with the owner, generally a day when expected use of the laundry facilities is light. Guests staying for 10 (consecutive) days or longer (in the same room) are offered a 10% discount on their entire stay.
Check-In
Check-in is guaranteed for 3:30 p.m.
Check-Out
Check-out is by 10:30 a.m. We cannot turn a room over in less than 5 hours and daily housekeeping is scheduled within the check-out and check-in windows. Guests can inquire about an earlier check-in or later check-out possibility one day before their arrival and are asked to provide a close approximation of their own arrival so that someone can be present to greet them.
Coffee & Tea Service
Coffee and tea service is provided each morning with homemade muffins, scones, coffeecake, tea bread, etc. Fresh fruit is available as well and there is normally orange juice, family size containers of yogurt and hard boiled eggs available in the shared guest fridge. A typical American breakfast is not included with any standard reservation. Several breakfast cafes are within walking distance. If your group includes 10 or more people, we are happy to provide a full breakfast buffet for $24 per person and will give you a menu to choose from ahead of time to have a family-style breakfast. This must be arranged at least 3 weeks in advance with the owner or managers.
Housekeeping
Towels will be refreshed upon request. Bed linens will be changed midweek for stays of 7 days or longer.
All rates are based on a maximum 2-person occupancy
Additional persons in a room, including children, must be pre-arranged with the owners and an additional fee of $50 per person per night plus taxes will be charged. Reservations that include guests with children under 10 years of age must be pre-arranged with the owners.
There is No Curfew
But guests of the Lionel Champlin Guest house are expected to observe local noise ordinances particularly between the hours of 10 p.m. and 8 a.m.

No Smoking
There is no smoking, including e-cigarettes, allowed anywhere in this establishment. Any guest discovered smoking will be asked to leave the property immediately and will forfeit their reservation without refund. Additionally, the guest will be charged for any fines or penalties imposed by the town and/or state and for any lost revenue while we restore the room to a smoke-free condition and will be charged for the cost of restoring the room to a smoke-free condition.
No Candles, No Incense
By RI code, guests are not allowed to light candles or incense in their rooms or anywhere in the house.
High-Season
Thursday before Memorial Day Weekend through mid-October.
Low-Season
Mid-October through the Wednesday before Memorial Day.
